Coomera Suburb Profile
Coomera real estate has boomed in the last few years with several new housing estates being completed and more being developed and sold. The population of Coomera has increased by 57% in the years from 2014 to 2019. While the rate of population growth is slowing, it is still much higher than the Gold Coast City as a whole.
Coomera is a family friendly suburb – over 70% of households with children. Coomera households have a higher average income than the Gold Coast as a whole, with the main employment being trades.
It is not hard to see why so many people are choosing to move to Coomera. Coomera has a great location for work – life balance being only 45 minutes to Brisbane CBD and about 20 minutes to the beaches at Southport. Coomera is home to the Dream World and White Water World theme parks and only a few minutes’ drive to Movie World and Wet ‘n Wild. Easy to get to work either north or south, and close to family friendly fun on weekends and holidays.
Being a relatively new suburb, Coomera has been planned with plenty of open park land and reserves. Lots of green space. Great for walking the dog, playing with the kids, or just enjoying the Gold Coast climate.
There is a wide variety of housing styles in Coomera, including stand alone homes on small to large blocks, townhouses, units and even a canal estate in Coomera Waters. (Read more about Coomera Waters here.) There are some estates with 24/7 security and a couple are gated for extra privacy.
Coomera is also a great home for people who love boating and fishing. The Coomera River provides deep water access to the Broadwater, southern Moreton Bay and the Pacific Ocean through the Gold Coast Seaway. Infrastructure and services for boaties include the Gold Coast City Marina and Shipyard, numerous boat ramps along the Coomera River and feeder creeks, and canal front homes at Coomera Waters.
This is a great time to buy in Coomera because housing demand and property values will increase as more infrastructure is completed. Read about recent and upcoming infrastructure and services below.
According to SQM research, the average vacancy rate in the 4209 postcode suburbs – Coomera, Coomera Waters, Pimpama, Upper Coomera and Willow Vale – in February, Marcha and April was just 0.5% to 0.6%. This is down from a respectable 2.1% at the height of the pandemic in April 2020. There are reports of some prospective tenants offering more than the advertised rent to try to secure a property. There is a strong investors market in the North Gold Coast, whereas the rental market has become sluggish in some areas of Australia, particularly less lifestyle-friendly properties such as inner-city units in the major cities.

Coomera is a high growth suburb and the infrastructure is rapidly catching up with demand. This is a summary of the most notable developments which are in the pipeline or have recently been completed.
Recent Coomera Developments:
Westfield Coomera opened in 2018 with a wide variety of specialty stores, restaurants and cafes. There is also an Event Cinema. This centre will continue to expand, and the surrounding land will host numerous large format retail shops. This is a major boon for residents in the North Gold Coast community as there is now not only a major shopping centre but entertainment north of the Coomera River.
St Joseph’s College opened in Coomera in 2019. On the bend of Kerkin Road South, at the intersection with Finnegan Way, this school is positioned to serve students from both Coomera and Pimpama. The school opened in 2019 to Prep to Year 4 and Year 7 students. For 2022 they advise they are accepting applications for 2022 for Prep and Year 7.
Future Coomera Developments:
Coomera Connector/ Second M1
The Coomera Connector was promised during the previous State election and is now well into the construction planning and tendering stage. The first part of stage 1 is planned to commence in the second half of 2021 and will link Shipper Drive on the northern bank of the Coomera River and Helensvale with an extra bridge that will run beside the railway bridge. Stage 1 will run south to Nerang and is planned to be completed by 2026. From 2026 Stage 2 of the Coomera Connector will commence linking north of the Coomera River with the Logan Motorway and Mount Cotton Road. The actual position of Stage 2 roads are still subject to community consultation and environmental assessment.
New Special School
A Special School is being built on Galaxy Way off Foxwell Road. The school is due to open for the first group of students at the beginning of the 2022 school year. Read more here.
Coomera Train Station Parking Upgrade
The Coomera Train Station was upgraded in 2017 before the 2018 Commonwealth Games. The government has announced that the car park will be extended to provide for more park and ride passengers. See also the planned Pimpama Train Station.
New North Gold Coast Hospital
Another State election promise was to build a new hospital for North Gold Coast residents. The new hospital will be built on existing government-owned land on George Alexander Way. Hopefully, this is a government priority with the population of the northern Gold Coast expected to double in just 15 years.
New Costco to be Built Next to Westfield
Costco announced plans to build a new store and service station adjacent to the new Westfield Shopping Centre in Coomera. Costco fans will be very happy with this news.
New Council Community Centre
The GCCC announced plans to build a new Council Community Centre, also next to the new Westfield Shopping Centre. This will include a public library, council administration and community centre.
