Pimpama Suburb Profile
Pimpama real estate has boomed in the last few years with several new housing estates being completed and more being developed and sold. Pimpama is the fastest growing suburb in Queensland and the second fastest in Australia.
The population of Pimpama has more than tripled (328%) in the years from 2014 to 2019. Pimpama’s population has increased from 5,914 to 19,425 in just 5 years according to the Australian Bureau of Statistics estimates. In addition, there has been a lot of development since 2019, and plenty more on the way.
Pimpama is a family-friendly suburb – over 70% of households with children. Households in Pimpama have a higher average income than the Gold Coast as a whole, with the main employment being trades.
It is not hard to see why so many people are choosing to move to Pimpama. Pimpama has a great location for work – life balance being only 45 minutes to Brisbane CBD and about 20 minutes to the beaches at Southport. Also, Pimpama is only a few minutes drive to Movie World, Wet ‘n Wild, Dream World and White Water World theme parks, as well as numerous community parks scattered throughout the suburb. Easy to get to work either north or south, and close to family-friendly and/ or outdoor active fun on weekends and holidays.
Being a relatively new suburb, Pimpama has been planned with plenty of open park land and reserves. Lots of green space. Great for walking the dog, playing with the kids, or just enjoying the Gold Coast climate.
There is a wide variety of housing styles in Pimpama, including stand-alone homes on small to large blocks, townhouses, units and even an over 50’s lifestyle village right on the Gainsborough Greens Golf Course.
The Gainsborough Greens Estate is a master planned community that provides access to tennis courts, swimming pools and a gym for residents for body corporate members in the eastern part of the estate. The estate was planned with plenty of natural bushland and other green space.
Pimpama is also a great home for people who love boating and fishing. To the north of Pimpama is access to southern Moreton Bay from boat ramps and jetties around Jacob’s Well. The Coomera River to the south provides deep water access to the Broadwater, southern Moreton Bay and the Pacific Ocean through the Gold Coast Seaway. Infrastructure and services for boaties include the Gold Coast City Marina and Shipyard, numerous boat ramps along the Coomera River and feeder creeks, and canal front homes at Coomera Waters.

Investors News
According to SQM research, the average vacancy rate in the 4209 postcode suburbs – Coomera, Coomera Waters, Pimpama, Upper Coomera and Willow Vale – in November 2021 was just 0.3%. This is down from a respectable 2.1% at the height of the pandemic in April 2020. There are reports of some prospective tenants offering more than the advertised rent to try to secure a property. There is a strong investors market in the North Gold Coast, whereas the rental market has become sluggish in some areas of Australia, particularly less lifestyle-friendly properties such as inner-city units in the major cities.
Pimpama Developments
Pimpama is a high growth suburb and the infrastructure is rapidly catching up with demand. Some of the larger recent and proposed developments are in neighbouring Coomera. Recent Pimpama Developments:
The new Pimpama Fire and Rescue Station opened in October 2020. This services the North Gold Coast region north of the Coomera River. You can read more about the new Pimpama Fire Station here.
Gawthern State School opened for the beginning of the 2021 school year. The new primary school is on the corner of Gawthern and Yawalpah Roads Pimpama. There is plenty of space for future development too.
Stage 1 of the Pimpama Sports Hub opened early 2021. You can read about the new Pimpama Sports Hub here.
Bunnings has opened a super large warehouse at the developing home centre at the western end of Yawalpah Road. A new service station is nearing completion, and construction of other shops and outlets is planned to start soon.
Future Pimpama Developments:
Sports Ground Club House
GCCC is building a clubhouse at the new sports grounds at the western end of the Gainsborough Greens estate. This is due to be completed in May 2021.
Pimpama Train Station
The State government announced last year that an additional train station would be built in Pimpama. The train station will be constructed in the wedge between the Old Pacific Highway and the existing railway line, just south of the Pimpama City Shopping Centre. Pimpama Sports Hub Stage 2
The Pimpama Sports Hub is being developed with stage 1 completed. The Pimpama Sports Hub is on Rifle Range Road, west of the M1. Stage 1 includes 12 netball courts. You can read more about the progress of the new Pimpama Sports Hub here.
New Home Centre on Yawalpah Road
A new home centre is under development on the western end of Yawalpah Road. The initial tenant is Bunnings, opening a fresh large warehouse in late 2020. A service station is under construction at present (early 2021). This promises to be a homemakers heaven.
New Police Station
The State Government announced that a Police Station will be built next to the new Fire Station on Cox Road. This will be manned by part of the State Government’s promise of more police officers for the Gold Coast, rather than taking them from other stations. UPDATE 30/4/21 – The government has just announced that the new Police Station will cost $6 million and will be completed by December 2021. The opening is planned for early 2022.
Proposed RSL Sub-Branch
The Logan Diggers RSL has applied to the GCCC for approval to establish a sub-branch in an existing new building in the corner of Dixon Drive and Soldier Bird Street. You can read more about the proposed new RSL here.
Coomera Connector/ Second M1
The proposed Coomera Connector will not go through Pimpama until 2026 or later, after the first, southern stage is completed. The exact route for this stage of the road is still subject to community consultation and environmental assessments.
