Coomera Waters Suburb Profile
Coomera Waters is a large estate within the suburb of Coomera. With over 2000 homes, many Coomera Waters residents call their suburb Coomera Waters.
Coomera Waters has a variety of housing, including a few townhomes, homes on medium to large blocks and even waterfront homes overlooking the marina. There are a few gated sections, and all residents have the benefit of 24/7 security, and access to two resident-only community centres with swimming pools, tennis courts, gym and BBQs. There is at least one sandy beach with picnic huts.

It is not hard to see why so many people are choosing to move to Coomera. Coomera has a great location for work – life balance being only 45 minutes to Brisbane CBD and about 20 minutes to the beaches at Southport. Coomera Waters is only a few minutes’ drive to Movie World, Wet ‘n Wild, Dream World and White Water World theme parks. Easy to get to work either north or south, and close to family friendly fun on weekends and holidays.
Coomera has plenty of open park land and reserves. Every street is landscaped. Great for walking the dog, playing with the kids, or just enjoying the Gold Coast climate.
Coomera Waters is also a great home for people who love boating and fishing, with their own marina and also a fishing club. The Coomera River provides deep water access to the Broadwater, southern Moreton Bay and the Pacific Ocean through the Gold Coast Seaway. Infrastructure and services for boaties include the Gold Coast City Marina and Shipyard, numerous boat ramps along the Coomera River and feeder creeks.

According to SQM research, the average vacancy rate in the 4209 postcode suburbs – Coomera, Coomera Waters, Pimpama, Upper Coomera and Willow Vale – has stabilised in October 2021 to just 0.4%. This is down from a respectable 2.1% at the height of the pandemic in April 2020. There are reports of some prospective tenants offering more than the advertised rent to try to secure a property. There is a strong investors market in the North Gold Coast, whereas the rental market has become sluggish in some areas of Australia, particularly less lifestyle-friendly properties such as inner-city units in the major cities.
